ALTDOC LOANS FOR PRIVATE & HARD MONEY LENDERS

Your note matures.
Your investors get paid.
Your borrower comes back to you.

We refinance private-money borrowers into 30-year non-QM loans when their notes come due. You keep the client. We never market to them. Ever.

Paid in full · Reconveyed
THE ONLY STAMP THAT MATTERS — ON SCHEDULE

Maturity day, two ways

Without an exit

  • The call"Can we talk about an extension?"
  • The fundCapital stuck. Investors asking questions.
  • The fileDefault interest math. Maybe an NOD.
  • The yearForeclosure timeline. Legal fees. A story you have to explain.

With the exit desk

  • Month 9–10You text us the scenario. One minute.
  • Same dayYes with a term sheet — or a fast no, so you plan early.
  • MaturityPayoff wires. Investors whole. Note retired clean.
  • The yearCapital redeployed. Borrower calls you for the next one.

Yes, you get paid.

Referral compensation for licensed partners on every closed file — and unlike everyone else, it's printed right on the term sheet, so your number is never a mystery and never a renegotiation after the fact. The bigger payday is still the structure: capital back on time, investors made whole, your client untouched and retained — and when we hit files too ugly for non-QM (mid-rehab, no seasoning, foreclosure clocks), those deals come to you.

How it works

1

Text the scenario

Address, balance, rough credit. That's it. No portal, no packet, no PDF application.

2

Same-day answer

DSCR or bank-statement takeout, 30-year paper. A yes comes with a term sheet. A no comes fast, with the reason — so you can paper the extension early instead of late.

3

Stay in the middle

Want to remain between us and your borrower the whole way? Standard practice here. Your client never learns our name unless you want them to.

One maturing note. Test us.

Next note coming due with a fuzzy exit — send it. Worst case, you get a fast no and plan accordingly. Best case, your investors get the stamp.
